a) Basic information of whom & how to contact in need was not available in the room and was not explained. (Being a family run hotel, once the owners go to sleep it was a dilemma how to contact them in the night)
b) Heating went off at midnight. I had to do some reading and work on some document which was very difficult in the cold room.
c) Shower gel was not available in the bathroom.
d) Breakfast is served between 8:00 - 9:00am, so if you are leaving early (7:00 - 7:15am) than you have to forfeit it. (By the way the room tariff includes breakfast).
Hotel lady did offer to pack the breakfast but it was a impractical solution for me. (I would rather prefer a sit down breakfast).
There was no mention of the breakfast times in the hotel details on the website for the late rooms.
Though the room was clean but the customer service was lacking.

The accomadation was good needs a bit of updating.
The service and all else was excelent and faultless.
One thing we would say they need jugs in rooms to get water for kettle.
The heating excelent you would never be cold.
The owners and family are down to earth but professional and very helpful.
We would reccomend and will be going back.

Great location - quiet but still only 100yds from the beach. The welcome was lovely and warm, and the owners bent over backwards to help me sort out a problem I had with a fax, and gave truly excellent customer service. If I was being hyper critical I would say my room decor was a little dated, but it was scrupulously clean. I would stay here again without hesitation, and would recommend highly to anyone. And the breakfast was the best I've ever had in a guest house.

I was pleasantly surprised staying at this hotel, mostly because the pictures do not do it justice! On arrival i was welcomed by the lovely owners who gave me a quick tour and answered all my questions. The room was a lot nicer than the price I paid for it and comfortable with a clean ensuite. Bit of a creaky bed but I managed to get to sleep fine. They had heating! which trust me isn't all that common. And not forgetting they are literally 2mins walk from the sandy beaches of falmouth. I really felt like i was staying in their home. they even made me breakfast earlier as i was leaving early in the morning. Fresh fruits and everything else you could ask for in breakfast. highly recommended good value for money.

The welcome was fantastic, the rooms warm, cosy and clean and the breakfast was great. This B&B has a great location with easy walking access to the beach. This gets a 5*.
