Welcomed by owner on arrival, no problems checking in. Good parking at rear of hotel. Comfortable bed and slept well. Continental breakfast is good and all I needed. Hotel in good location, leave the car and use the bus service in edinburgh £2.50 for all day travel. Buses run every 10 - 15mins.Enjoyed the stay and would go back.

Excellent continental breakfast, the cooked vegetarian breakfast was superb. All staff are very friendly and helpfull. The room we stayed in could benefit from being redecorated, but at £35 B&B and free off road parking, it's perfect if you just want a comfy bed after all that walking and sight-seeing in the city centre.

iI had a very pleasant stay, the hotel was bright,clean,freindly and well run. The room was more than adequate for my stay, the sheets and linen were nice,crisp,clean and fresh.
I would stay again.
My only very small niggle is that breakfast finished at 9.30 on a Sunday morning, it would have been nicer if it was on for longer, however that will teach me to have a lie in.
Overall excellent value for money.
