Friendly, family run small guest house, great position near to the western promenade, theatres, south downs and only a short walk to shopping area. All Non-SMOKING well equipped rooms with good home cooking. B & B and Half Board available. Free on street parking. If coming from M25 west take A23 and before reaching Brighton turn east on A27 to Eastbourne, when you reach Polegate at the outskirts ignore signs and turn right then follow signs to town centre, when you reach roundabout at railway station turn right down Grove road, go over into Grange road, over until Silverdale Road, turn left and South Cliff avenue is about 300 mtrs on right.

It was very peaceful and relaxing. The owners were friendly and helpful. It was close to the beach. I will go back soon!

Excellent Hotel in quiet location. Spotlessly clean. Very close to beach. I have no hesitation in recommending this hotel to anyone and definately hope to stay there again in future.

The room was very spacious and the breakfast was first class. An ideal location and the owners were very friendly and helpfull. I will definately stay again when I am next visiting the area.

The location was excellent it was a short distance to the beach and the town centre.
