Excellent location. Easy to reach from the bus and rail stations - by water bus, or walking. Bus stop 2 mins. walk away from hotel. Room on ground floor looked out over the garden. Very quiet. Facilities good. Weather cold outside but room was warm. Staff helpful although we were not expected on the first night and this could have been a problem as the hotel is not staffed beyond 11pm. It appears that no-one had recorded the Late Rooms booking on to the hotel accommodation chart. Breakfast room is small and cramped and the food is OK but minimal continental breakfast only.

Great location and really friendly people - being able to have breakfast in the garden was brilliant. I would thoroughly recommend.

The staff were all wonderfully helpful and friendly. You need to note that the reception, and indeed the hotel in general, is unstaffed from 11 p.m. and that if your flight is late, as ours was, that you need two zeros at the starty of the phone number if using your mobile! we arrived at 23.10 to a note and we managed to follow instructions and be let in! The hotel is literally 60 metres from the St Marcuola vaporetto stop and easy to find BUT the sign is tiny! The hotel abuts the first side canal to your right (as you leave the vaporetto) off the Grand canal and is literally just after the footbtridge over it. The whole of Venice is expensive but the reception at this hotel helped to let you noyt care!

An absolute gem of a find. From the moment we arrived to the moment we left, the staff were very helpful. They have a great knowledge of the area and can advise on restaurants, transports and everything. It's only a 10 minute walk from the railway station, and only 100 yards or so from San Marcuola Vaporetto. We have stayed in 2 of the rooms - the Suite and the room downstairs overlooking the garden - both were spotlessly clean. The suite overlooks the canal and is a very large room with a painted ceiling. We're looking forward to our next stay!
