Ashdene House is an "outstanding 4 star", high quality, quiet, family-run Guest House (Scottish Family) which is situated 1 mile south of the city centre, on a leafy side-street. Gold Award winner for Environmental Awareness in Business. Conveniently located for main tourist attractions, theatres, city centre, railway station, University, etc. Excellent local bus service and easy walk to city centre. Providing excellent accommodation for the tourist or business traveller alike. All rooms are non-smoking and have Wi-fi access. A healthy, freshly prepared breakfast (included in the price)is served in the Conservatory overlooking the attractive, secluded garden.
A Flat Apart is our luxury apartment which sleeps up to 4 persons. Located on the ground floor of a modern development. It has a double bedroom with ensuite facilities, additional bathroom and a twin bedded room, lounge, kitchen/diningroom. Breakfast is provided in the fridge for the first morning. Private parking space. Bus route to centre.
Good variety of local restaurants and grocery shops.

This small guest house is set in a quite suburb of Edinburgh so travel into the centre is by public bus or taxi.
This aside the place was superb. Very tastefully decorated and appointed. The included delicious and varied breakfast was served in the conservatory overlooking the garden.
We would have no hesitation in recommending this little gem to others looking for excellent value for money.

We thoroughly enjoyed our stay. The hotel is spotlessly clean and within easy walking distance of the city centre. The breakfasts were wonderful. The hotel is very quiet at night, being in the suburbs but there are good restaurants
//bars just a five minute walk away. Helpful advice was freely given by our hosts. We can highly recommend this hotel.
