Very helpful and polite staff in a fairly central area about 15 minutes walk from Termini. However the hotel definitely has a room 101 (it's worst room) not suited for guests.
    Pro's
the general placed looked was quite nice
Staff are very helpful & friendly
central location when arriving with luggage into Termini (main rail/ bus station)
Some very good ethnic/ foreign eateries within 5-10 minutes walk under the underpass
    Cons
The bathroom has a heavy damp chemical smell through the drainage that was constant through our stay, quite fishy?
All shower and bath rubber seals had black mould on them leaving you feeling a bit 'grubby'.
A dubious white stain also on one of the blue bed over-covers really made you feel this room didn't have the attention to detail. although the beds and pillows themselves were comfortable and clean.
The room was a few feet from a ten foot solid wood and steel door that thundered closed whenever it is used from circa 6.15 each morning.
If you do want to get weather. travel or news there is only Italian TV. (Which I suppose should be expected, but some people may need this facility)
NB. Although central location you probably need to head back to metro to get to the major sites and good restaurants - locally recommended restaurants (15 mins walk) were quite German focussed and the food tended to be cheap and focussed on large meaty portions that were quite bland. Not very Italian. Get the feeling the chefs were probably foreign to Italia.
In short I felt the price tag of £80 sterling was quite steep for a room with a bit of a basement feel to it and an ok location. Passing some of the rooms being cleaned en route to the rooftop for breakfast they looked lovely, larger, brighter. As they were out of the bottom of the hotel probably quieter and with out the drainage smells possibly?
The area is not poor and we felt fairly safe although it's not affluent either, wandering off the main area's at night with expensive jewellery, camera's etc. 'may' invite more trouble than the busier, wealthier districts.
If you looking for central, convenient stop over with good staff, but not too bothered about the detail this is quite good. Just get above the 1st floor, these may give you a different experience.

We had the room with the garden attached - definitely a bonus, even in October. Hotel is well placed for getting around, and has the best ice cream parlour in Rome just round the corner.

great little B&B just minutes from the metro, plenty of good cheap resturants in the area, fantastic market just on the door step, owners are very friendly and helpful, room extremely comfortable. Perfect place for our anniversary stay.

We got a good last minute deal and the price was really reasonable for the quality and location of the hotel. Everything was clean and tidy and the rooms were a decent size. There was noone on reception either when we arrived or when we left (which was very early in the morning) so the only staff we met was the girl cleaning our room who took the payment and gave us a receipt. This suited us fine but might not be acceptable for everyone. We didnt have time for breakfast - shame as it's served on a nice roof terrace. Only downside is that it's not in the nicest of areas (just off Piazza Vittorio Emanuele) - fine during the day but wouldnt fancy it on my own at night. Finally - we requested and were given a room with jacuzzi - a definite added bonus!
