Should you desire to cancel your booking with us, you must notify us in writing as soon as possible by either:<br /> writing to us at: <br />Vista Services Apartments – Cancellations<br />1 Dock Street, Leeds, LS10 1NB<br /> or by email to jacqui@vistafunds.com<br />The booking will be cancelled with effect from the day that the written notice of cancellation is received by us.<br />Our cancellation charges are as follows:<br /> For stays of 1-6 nights (inclusive) – cancellation is free provided written notification of cancellation is received by us from you at least 72 hours prior to midday of the first day of your booking. In the event cancellations are received less than 72 hours prior to midday of the first day of your booking you will be charged 100% of the total fees due to us.<br /> For stays of 7-28 nights (inclusive) – cancellation is free provided written notification of cancellation is received by us from you at least 7 working days prior to the first day of your booking. Where cancellation is received less than 7 working days prior to the first day of your booking, any refund will be subject to a 50% deduction in the total fee due to us.<br />For the avoidance of doubt, refunds will not be applicable for non-arrivals.<br />Cancellation of your booking by Vista<br />In the unlikely event that problems occur and your booking has to be changed or cancelled, we will contact you by telephone in the first instance where possible and as soon as is reasonably practicable to explain the circumstances of change or cancellation.<br />If a significant change has to be made (and the change is not acceptable to you) or your booking has to be cancelled, we will, if possible and as soon as reasonably practicable, offer you an alternative apartment of similar type and standard in a similar location for the same dates. In such circumstances, the advertised cost of the alternative apartment will be payable. Obviously, if the alternative apartment is advertised at a lower price, you will receive a refund (if you have already paid the balance of your total cost) of the price difference.<br />If you do not wish to accept a significant change or any alternative apartment offered or we cannot offer you a suitable alternative apartment, you will receive a full refund of all monies paid to us.<br />You should tell us as soon as reasonably possible whether you wish to accept any change or alternative apartment offered, or alternatively whether you want a refund. In the unlikely event that you fail to tell us that you wish to accept any change or alternative apartment we are entitled to assume you wish to cancel your booking and receive a full refund of all monies paid to us.<br /><br /><br /><br /><br /><br />Checking-in and Checking-out<br />Check in is from 2.00pm to 8.00pm Monday – Friday and 2.00pm- 5.00pm Saturday and Sunday. Check in outside these hours is possible by special prior arrangement with us, however an additional charge will apply. You and your party must vacate the apartment on the day of departure by 11.00am in order that the housekeeping can be performed prior to the next guest arriving.<br />In the event of your failure to check-out of the apartment by 11.00am (or other time as agreed with us), we reserve the right to charge you a full day’s rate for each additional day(s) (or part thereof) occupation of the apartment.<br />We are entitled at our sole and absolute discretion to refuse to hand over to you, or to repossess, the apartment (which includes the fixtures, fittings, furnishings and decorations) if we reasonably believe that any damage is likely to be caused, has been caused or is being caused by you or any occupants of the apartment. These circumstances will be treated as a cancellation by you and section 5 will apply. No refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including, for example, any costs or expenses you incur due to you not being able to occupy the apartment, such as you incurring the cost of securing alternative accommodation). In this situation, we are not under any obligation to find any alternative accommodation for you.<br />. <br />
