From M1 junction 14 Follow signs for Newport Pagnall A509, after 1 ½ miles you will come to a roundabout, turn right for Bedford ( A422), after a further 2 miles you will come to another roundabout turn right on to the A422 heading for Bedford. After a further 8 miles you will come to a roundabout where you need to turn right on to the A428. After another 2 ¾ miles you will come to 2 mini roundabouts turn left heading for Kettering, at the top of this road turn left , then take the second exit of the next roundabout sign posted Clapham, Green Lane is the first turning on the right once you enter Clapham, the hotel is 200 yards up on the right From A1 Follow signs for Bedford A428, go through the town until you come to 2 mini roundabouts, turn right heading for Kettering, at the top of this road turn left , then take the second exit of the next roundabout sign posted Clapham, Green Lane is the first turning on the right once you enter Clapham, the hotel is 200 yards up on the right. From A 421 (from the East) When you reach the Asda & Argos buildings on your right, go straight over the roundabout, carry along for 1 mile you then come to another roundabout, go straight over and get in the left-hand lane take the exit for A6 heading towards Kettering, and town centre, *** after ¾ of a mile you will go straight over 2 roundabouts ( the second by a Mercedes garage ) after a further 1 ¼ miles you will come to South Wing Hospital on your left, you need to turn Left at the traffic lights, at the end of this road turn right, at the next set of traffic lights turn left, at the end of this road take the 2nd exit off the small roundabout still heading A6 Kettering, turn right at the next round about, at the top of this road you will come to 2 mini roundabouts, turn right then left heading for Kettering, at the top of this road turn left you are now on Clapham road (A6). Green Lane is the first turning on the right once you enter Clapham, the hotel is 200 yards up on the right From A6 ( coming North ) Follow above direction for A421 from ***

Very nice hotel and building with polite staff. We received a prompt e-mail confirmation and polite message stating that we had been put in a far room due to a private party on the night we were to stay. Room was fine, clean, tidy and very large. Shower not too bad, hot but not very powerful. Only complaint is that of the lack of sky tv...ie sky sports, as at this price range I would have expected it.

The rooms are large and the hotel is spotless. Decor is a little tired and one room had a small hole in the ceiling where a sensor obviously used to be. Old radiators have their own unique sound but it is a fabulous hotel and I would highly recommend it.

Massive rooms, slightly faded glory. Very comfortable bed. Good breakfast, except that the fruit salad had gone a bit fizzy.

This was a great value for money stay. Country Hotel on the edge of Bedford with lovely gardens and private car park. Booked the Midweek Autumn Special - where you get a massive room (and Bathroom) with FreeView Channels, a 3 Course Dinner in the main restaurant and a fantastic Continental & Cooked Breakfast the next morning all for £84! Staff were very friendly, room was deluxe (had a leather sofa & coffee table) and the food was top notch. Sirloin Steak was a treat with the Peppercorn sauce - compliments to the Chef! Would without doubt stay again and would recomend to everyone. Thanks again Woodland Manor.

Huge comfortable room, nice and quiet hotel, quiet location, TV a bit limited though.
