Take a taxi from coach or rail station(APPROX £4). If driving take all signs town centre or seafront. At Brighton Pier roundabout take A259 Rottingdean turnoff. At the 2nd lights turn left into Lower Rock Gardens. We are 200 metres up the road from the seafront junction, this hotel is centrally located.

We stayed in Room 3. We had a great weekend. The owner is very attentive, thoughtful and no request seemed too much. The standard of accommodation is very high; it is clean, well furnished and the breakfasts are varied with good sized portions. The location is a pleasant walk to the Pier, High Street and The Lanes through the Kemp Town area, where there are also a range of shops and places to eat. Ask the owner the best places to eat and drink, he seems to know most businesses in the area. |

Extremely friendly and amiable hosts, who went out of their way to assist with finding a parking space! Made us a lovely cup of tea when we arrived, which made us feel very welcome after a long drive from Sheffield. The room was cosy but very comfortable, and surprisingly quiet- had a great night's sleep. Sadly our Late Rooms deal didn't include breakfast, but it smelt fabulous and next time we'll make sure to book on a b&b basis! |

Customer service is at it's highest at this guest house and nothing is too much from the host Derek. Our room was a little disappointing as it was quite small, especially the bathroom, but we did book last minute. We did have a sneaky peek at another room as we passed and that was very nice. The breakfast was fantastic, with a wide range on offer and presently nicely. We were lucky with the parking as there was a space available as we arrived at £5 per day, otherwise it finding an alternative in another street. Definately would return. |
