By Car From London: M25/ M23/A23 to Seafront, Turn left (onto Marine Parade) at roundabout with Brighton Pier opposite, follow for approx 300m, then left into New Steine which is the first garden square (one way system) we are located half way down on the opposite side. By Train There are regular trains to and from London (aprox 1hour) as well as along the South Coast. Taxis are available outside Brighton Station or it's a 10-15 min walk. By Coach Poole Valley Coach Station is situated 5 Minutes walk away from New Steine and serves Gatwick, London and other parts of the UK as well as Europe By Air There are frequent Trains from Gatwick Airport to Brighton the journey time is approx 30 minutes. Brighton is Best reached by coach from Heathrow or by Train via London.

We only had a one night stay - found the hotel warm and welcoming. Location was fab, breakfast lovely, room immaculate. will definitely stay again when in Brighton.

I'm going to hate myself for giving this review (because Richard is a great bloke!), but on the basis that complaints drive improvements, I want to give you an honest overview of my stay. I work away from home 5 days per week and regularly stay in hotels. This is my first stay in Brighton.
I agree with a previous reviewer that Richard is a fantastic host; he was helpful without being pushy, interested without being nosey and friendly without being obsequious. However, I think the self graded 4* status is very wrong and completely overstated.
When I booked through laterooms.com, Richard promptly phoned me up and offered me a free upgrade to his best room which normally sells for £160 per night – Superior Deluxe with excellent views over the sea. A wonderful and welcome start !
I soon discovered that parking is not a hotel facility as described, it costs £9 per day if you can find a space (free between 6pm - 9am). In town it costs £15 ! (I would recommend that you don't bring a car as both driving and parking is an absolute nightmare both outside the hotel and in the whole of Brighton.
This is a lovely building, situated in an incredibly fabulous location. However, as soon as you pass through the entrance, it becomes immediately apparent that this is not a 4* hotel at all but a nice yet very overpriced budget hotel. And this is the crux of the problem – the rates are too high. The poor quality of the décor and the furniture, the woodchip walls, bad painting, old TVs sitting on top of wardrobes in the corner, electric showers etc all scream “Budget Hotel” yet you’re charged Boutique Hotel prices leaving you feeling somewhat short changed. I thought that the gallery picture of the bedroom was particularly misleading.
I did get a good nights sleep though. The views are good, but you’ll need a pair of binoculars to get the same clear view as shown in the gallery pictures. Breakfast, during my visit was average. Rubber eggs, tasteless sausages – all very bland. The music was well matched to the breakfast - the most hideous organ music you’ve ever heard.
Overall, it was a comfortable stay, room was fairly clean and the owners were friendly. Just be prepared for the shock that what you may discover may not be what you expected !!! If they charged much less and had more realistic pictures of the inside of the hotel, then I wouldn’t hesitate to recommend !
